Interior Features

Floor Covering:
Oak or Maple Hardwood flooring in entry, hall powder room, kitchen and nook. Vinyl in laundry and baths. Carpet in all other areas.

Hard Surfaces:
Kitchen countertop and island is tile with a full height backsplash. Master bath tub surround and vanity countertop is tile with tile backsplash.

Window Coverings:
2” faux wood. Blinds are included on all operable windows and vertical blinds on slider.

Lighting/Finish Hardware:
Lighting selections in several design finishes and styles. Door hardware is brushed chrome and oil rubbed bronze. Bath hardware is polished chrome.

Interior Paint:
All interior walls are covered with ProPrime to
reduce flashing. High quality Sherwin Williams paint is used throughout the home.

Exterior Paint:
Preselected palettes by ACC Community Design Guidelines.

Drywall:
Rounded drywall corners in formal main floor areas with orange peel texture.

Cabinets:
Custom cabinets in shaker style alder with hidden hinges. Upper cabinets are 42” with 21⁄2” crown molding. Master bath vanity is 36” tall.

Millwork:
Painted millwork with two panel interior doors.

Entry Door:
Durable Fiberglass 8’ insulated entry door with dead bolt.

Surface Areas:
Exposed aggregate driveways and walks for lasting durability. Steps have cantilevered risers.

Windows:
Dual glazed for energy savings and comfort with white vinyl frames. Milgard® Lifetime Warranty.

Appliances:
GE gas range with self-cleaning oven, pot scrubber dishwasher, plus space-saver vented microwave.

Fixtures:
Bath faucets are chrome designed by Delta. Kitchen sink is stainless steel double basin with Delta pullout chrome faucet.

Electrical:
Switches, outlets and boxes are safety rated per building codes with white cover plates. Smoke alarms are included per code.

Telephone:
Telephone outlets one each located in master bedroom, secondary bedrooms, den, bonus, loft and kitchen.

TV/Cable:
TV outlets one each in master bedroom, secondary bedrooms, family room, den, bonus, loft.

Exterior Features

Construction:
Exterior wall construction uses 2”x6” studs for stronger support and heavier insulation.

Siding:
Four sides of the house use Hardiplank Lap siding, with shingle accents per plan. Hardiplank, a non-combustible fiber reinforced-cement that won’t rot, is highly resistant to water damage and comes with a 50-year warranty. Windows are trimmed all all four sides of the home.

Painting:
The main body exterior paint color is sprayed on the house and the trim color is rolled by hand to provide better penetration and improved color retention.

Roofing:
Low maintenance and long life Pabco fiberglass composition with a 30 year warranty.

Landscaping & Fencing:
Front and rear yards are attractively landscaped with irrigation systems and rear yards are fenced with one gate.

Water:
Energy Saver, Quick recovery, 40-gallon gas hot water tank is fully insulated. Plumbing supply lines below sub flooring are insulated to save energy.

Heating:
Energy efficient York® or Carrier® gas forced air furnace with programmable Honeywell® thermostat. Saves energy and provides convenient, comfortable heat. Gas piping to family room for gas fireplace, and kitchen for gas range.

Insulation:
Homes built by Harr Family Homes are built with heavy insulation to meet Built Green® standards and State Energy Codes. Ceilings: vaulted R-30, flat R-38, Floors R-30 and Walls R-21.
