Interior Features

Floor Covering:
Oak or Maple Hardwood flooring in entry. Vinyl in baths, and laundry. Carpet in all other areas.
Hard Surfaces: Kitchen countertop is granite tile (Premier plan) with a tile backsplash. Master bath tub surround is tile. Master and hall bath vanity tops are laminate with tile backsplash.
Window Coverings:
2” faux wood - white blinds are included on all operable windows and vinyl vertical blinds on slider.
Lighting/Finish Hardware:
Lighting selections in several design finishes and styles. Door hardware is brushed chrome. Bath hardware is polished chrome.
Living Space:
9’ ceilings throughout the home on the first floor only.
Interior Paint:
All interior walls are covered with Pro-Prime to reduce drywall seam visibility. High quality Sherwin Williams paint is used throughout the home.
Drywall:
Rounded drywall corners in formal main floor areas with orange peel texture.
Cabinets:
Custom cabinets in shaker style alder or beech with hidden hinges. Upper cabinets are 42” with 3 1⁄4” crown molding. Master bath vanity is 36” tall. Hall baths to receive 32” tall vanity. Kitchen cabinets are 36”-38” high.

Millwork:
Four panel smooth white painted doors with painted millwork throughout. The casing is a 21⁄4” flatstock Craftsman detail. Windows have painted sills and aprons.
Entry Door: Durable Fiberglass Six Panel 8ft insulated entry door with dead bolt and peep hole and adjustable sill.
Stainless Steel Appliances:
GE electric range with self-cleaning oven, pot scrubber dishwasher, plus space-saver vented microwave.
Fixtures:
Bath faucets are chrome designed by Delta®. Kitchen sink is stainless steel double basin with Delta® pullout chrome faucet.
Electrical:
Switches, outlets and boxes are safety rated per building codes with white cover plates. Smoke alarms are included per code.
Telephone:

Exterior Features

Construction:
Exterior wall construction uses 2”x6” studs for
stronger support and heavier insulation. Floor systems use I-joists on second floor to provide a sturdy silent floor system.
Siding:
All sides of the house use Hardiplank® Lap siding, with accents per plan. Hardiplank®, a non-combustible fiber reinforced-cement that won’t rot, is highly resistant to water damage and comes with a 50-year warranty.
Painting:
The main body exterior paint color is sprayed on the house and the trim color is rolled by hand to provide better penetration and improved color retention. Preselected schemes by Architectural Control Committee.
Roofing:
Low maintenance and long life fiberglass composition with a 20 year warranty.
Water:
Energy Saver, Quick recovery, 40-gallon gas hot water tank is fully insulated. Plumbing supply lines below sub flooring are insulated to save energy.
Landscaping & Fencing:
Front and rear yards are attractively landscaped. Full rear yard fencing with gate for Premier homes. Rear line only for Classic homes.

Heating:
Energy efficient York® or Carrier® gas forced air furnace with programmable Honeywell® thermostat. Saves energy and provides convenient, comfortable heat.
Insulation:
Our homes are built with heavy insulation to meet State Energy Codes and increase energy savings.
Ceiling vaulted R-30, flat R-38, Floors R-30 and Walls R-21.
Exterior Concrete Surfaces:
Exposed aggregate driveways, as needed per grade, and walks for lasting durability. Steps have cantilevered risers. Wood decks

Vapor Barrier:
